    Default Signed the Document for Section 8 Inspection As the Landlord

    My question involves landlord-tenant law in the State of: Washington

    Hello,

    I am a landlord and trying to rent my house. I have a section 8 applicant. I signed the document with her for section 8 to come and do the inspection. But I didn't sign any lease with her. Now we have a change of heart because the applicant tell us that she cannot meet some of our requirements.

    She is telling me that since I signed the section 8 inspection document, I have to sign the lease with her. I don't agree because I didn't sign any lease with her.

    Do I have any obligation to sign the lease with her in this case?

    thank you!

    I kept refusing her politely but she kept coming back saying sorry and how hard she was on the day we were negotiating and she changed her mind and wanted to accept all the requirements. But I am just too tired and wanted to move on with someone else.

    Glad it didn't mean anything and I learned my lesson!

    Having worked with Section 8 before, simply signing for the local Housing Authority to come and do the inspection of your rental property does not legally obligate you to rent to this person.

    At this point in time you do not even know if your unit will pass inspection (and, in fact, if the inspection has not yet been done and the applicant insists that this continue, there are ways to make certain it does not pass inspection).

    Normally you would need to sign a lease with both the tenant AND the local housing authority. Doesn't sound like you've gotten that far yet.

    Often, Section 8 clients will be overly eager to find a landlord willing to take them since many landlords shy away from this program (unless they reside in a state where they are forced to participate in such).

    "I'd have to be Section 8 to take Section 8"
