Default Are There Limits on Rent Increases for Commercial Tenants

My question involves landlord-tenant law in the State of: CA

I live in Irvine, CA and I am a new business owner since April of 2016. My previous lease was for $2500 a month ending in April of 2017. The landlord sad if I continue the lease, I will be out guaranteed by the end of it. I signed a new lease for $3500 on October of 2016. The landlord did not allow anything more than a month to month. The landlord again wants me to sign a new lease for $4500 for November of 2016, again only month to month. Is this legal? What are my options?

Yes it's legal. Your options are to either pay the rent as the landlord demands or negotiolate a different lease or move out.

You never should have signed the new lease, and you certainly should not sign another new one. You should plan to move your business. He isn't even giving you proper notice.
