Odds are you are going to need to file for conservatorship. Although it's not normally necessary for a parent to get formal conservatorship, if the asset is in the child's name then the parent is going to need some legal authority to convey the real estate. The court will supervise the transaction and subsequent handling of the proceeds of the sale.
With an inheritance of this type, it's a bit surprising that a conservatorship wasn't created at the time of the inheritance. If it was, then there is already a conservator who can seek permission from the court to proceed with a sale.
