    Can you tell your landlord that you're not paying your last month's rent and that they can simply keep your security deposit?

    A security deposit is not rent. If you do not pay your rent, your landlord may give you a pay-or-quit notice and, if you fail to pay, commence an eviction action. Even if you are out before the lawsuit is over, and even if the landlord finds that you don't owe any money for repairs, a filed and dismissed eviction lawsuit can haunt your future efforts to rent housing.
