    Default Is a Tenant Liable if They Find a Replacement Tenant Who Won't Move In

    A tenant wanted to move out of a property before the end of the lease term. The landlord said that the tenant could end the lease early if the tenant found a replacement tenant. The tenant found a replacement who signed a lease with the landlord, but then changed her mind and won't either pay the deposit or take possession. The landlord says that the original tenant is still on the hook because the replacement backed out. The tenant claims that the new lease released them from further liability. Who is correct?
