I'm with you, 22-year-old laminate countertops are probably completely shot as are tub finishes. Even if she wanted to charge you for "damage" to these things the depreciated value is pretty much nothing. If you want to see what may be up BEFORE you move out, you may request an "initial inspection" provided you request it two weeks or more before the end of the tenancy. The landlord is required to give you an itemized statement then.
Not later than 21 days after you move out, they need to provide you an itemized list of the deductions from the security deposit. Info here on what to do about it.
