    Default Filing a lawsuit

    how do i file a suit? Can i do it with out representation? what are the steps?

    I was involved in a real estate investment transaction. Some way some how the attorney manage to resell my property with out paying for my mortgages. The attorney who knew that the property had oustanding liens draw a warranty deed in the sell of my property and now i have no property yet
    a 225k mortgage.

    with that kind of money involved you would really want an attorney that knows how to handle things. If you screw up and lose because of something you did wrong or failed to do, you may not be able to ever recoup the money. an attorney would be worth the money in this situation.

    my concern is that I already seek an attorney and he advice me that the process could take a year and 25k on attorneys fees and that the parties that we will be going after are a lawyer and a llc. If I win I could get nothing out of it.

    Just out of curiosity, what state are you in? Who is "we"?

    we is my attorney and I.
    I did sign a qcd to change the deed in the name of the trust and got a promesary not to go along with the trust.
    I live in GA.

    ok, so you have a promissory note, presumably for at least the amount of the mortgage. Is there a due date on the note?

    Six months ago and unfortanately for me the llc can't pay me back.
    And yes is for the amount of the mortgage.
