    Default Can You Park Three Cars in Two Assigned Spaces

    My question involves landlord-tenant law in the State of: NJ

    I have tried looking for an answer. But simply put: I have 2 parking spaces side by side. Those spaces are assigned to my apartment. Can I park 3 cars there? ( the 3 cars fit completely inside my spaces) or does my land lord have the right to tell me I can only have 2 cars? The lease doesn't state how many cars but only to park in my spot. Since those 2 spots are mine I would like to have 3 cars.

    That is a pretty good trick putting 3 cars in two spots. Your landlord will likely tell you that you can only park one car per marked spot. What did the landlord say when you asked about it?

    I haven't ask my landlord yet. I move in a couple of weeks. I was going to park them and see if my landlord says anything

    We say that the crystal ball is out for calibration when we can't see into the future. But my guess is that your landlord will tell you that you have to rent or lease another marked parking spot if one is available. Or you can only part two cars.

    Do you have to have a parking permit/sticker on each car to park in the assigned spaces.

    If yes, and one car doesn't, it will be towed.

    If you don't need stickers or permits, it's your choice to roll the dice and see how it goes.

    You will want to read your lease to see what parking rules are included, or what community rules are incorporated by reference. You will want to follow those rules.

    Let us know what your landlord says.

    That may work if you want to eat the last cupcake, but it's not such a good idea if it means that you end up paying towing and impound fees for your vehicle.

    What are the odds the Landlord could have one of the cars towed? I'd say in this scenario, it's best to just ask the Landlord first and forego the consequences and drama that could happen.

    But as Jack already mentioned, if the car requires a sticker/pass, you're most certainly going to have that third car towed.

    Just ask the landlord. No one but him can give you a certain answer.
