You wrote "If we purchase" implying that you haven't entered into a purchase contract yet.
If you don't want tenants on the property when you own it I suggest you SERIOUSLY consider making it a condition of purchase that the seller gets the tenant and his equipment off the property before close of escrow.
That way you're not potentially stuck with somebody who gives you trouble when you tell them to leave and then have to evict through the courts.
If you purchase the property with that contingency written into the contract make sure you inspect the property prior to the close to make sure the tenant and his equipment is gone and don't close if he isn't gone.
