Default Can a Commercial Tenant Take a Replacement Air Conditioner at the End of a Lease

My question involves business law in the state of: california

My commercial lease is ending in several months and our air conditioner broke down. The landlord is not willing to pay for it and I will have to pay $5000 to replace it. Could I claim this A/C at the end of the lease if I pay for it?

what does your lease say to maintenance and repair of the premisis?

I am curious though; what would you put in place of the one you remove?

In a typical commercial lease, you would be 100% responsible for any maintenance of a dedicated air conditioner unit, and such a unit would be a fixture that, if repaired or replaced, would remain with the premises at the end of the lease.
