Default Changing My Mind About A Lease

I am a newby to this but I do have a question. My husband and I just signed a years lease today on a rental property. But the house is also up sor sale and was told by owner that it will stay up for sale. That if the house sales we would have 30 days to move. On the other hand if we break the lease and leave before the lease is up then we could be liable for the rent until someone else moves in. It has been empty sice 5/06. The lease does not go into effect until 2/07. Which gives us about 3 weeks. Then we have to aslo pay the 1st months rent. We have already paid the security deposit. I guess my question is since the lease has not yet went into effect and we have not paid the first months rent can we get out of the lease? I am thinking that we can't. My only other question is if we move in and there are possible buyers of the home how much responsiblity do we have to show the house? I do not like the idea of having strangers in my home at any time, or that often.
Thank you in advance for anything that you can tell me.

The new owner will have to honor your lease. However it would be wise as lease nears its end you begin searchiong for new place and not sign another lease

Thank You for your response. Just so that I have it straight, even though my lease says that if the house is sold I have 30 days to relocate I can still stay because the new owner will have to let us stay until the lease is up?
Thank You soory for the repeat I just want to be sure.

I'm sorry I must of skimmed past that if your lease clearly states that your dead in the water but you are also in a position you cannot move until eitehr house is sold or lease expires you cant change your mind!
