My question involves landlord-tenant law in the State of: California, Fresno
I have been renting a house with roommate (1) for about a year and a half. To make bills cheaper we introduced a new roommate, (2). The Landlord approved (verbally) that we could bring in a new roommate. The lease is in my name alone, however roommate (1) is listed as a cotenant. (not sure if cotenant is the right word, lease is under my name but roommate (1) is also listed, not as lessee)
Roommate (2) has become a nuisance, broken a few things around the house, and I suspect has been abusing my dog in my absence.
Roommate (2) never signed a contract, is not listed on the lease, has no written agreement for the room but has always paid on time, cash. Roommate (2) has been staying here for about 90 days.
Am I legally allowed to give Roommate (2) a written 30-day notice? If so, what should be included in this written notice?
If there were specific laws I can reference that would be great.
