Be careful....while it is true you can garnish wages to collect on a judgement for back rent ....a mere deal to pay you $xx for ZZ months may need to be carefully written so that it is for back rent and if the person defaults on same and a judgement is rendered one can garnish wages ....PA is rather anti wage attarchment and my guess is the smallest of glitches may become an excuse to avoid attarchment IF for some reason downstream you seek that option.

Generally if you seek to evict you also seek a judgement for rents due....perhaps I misread your post ...did you do both or just evict.?
