    Default What Happens During Eviction if Additional People are Living in the Rental House

    My question involves landlord-tenant law in the State of: Washington, but not Seattle

    I am in the process of figuring out how to evict my tenant. After his wife and kids left him it appears that several other scary looking individuals moved in with him. They are there at all hours. Everyone I questioned says that only my renter lives at the house.

    I do not know the names of anyone other than my renter. I've seen form and instructions that say to name everyone at the house and to give a copy to each adult at the living at the house. Does that matter in this case? I can imagine that when I go to evict my tenant that a bunch of others suddenly claim to be living in the house.

    You will want to evict your tenants. Other occupants are not your tenants.

    I can't see the form and instructions you're looking at from where I'm sitting, and you chose not to provide a link, but I suspect that you're not correctly interpreting the instruction.

    This is probably state specific ...and there can be problems to boot unnamed persons even if you get an order for possession as to the named tenant .....Id did a bit deeper....and err on the side of naming everyone..including the wife and kids..lest they seek to move back in.

    in my state, such people are classified as tenants (and you can call them squatters or whatever), and you name them as John Doe and Jane Doe on the eviction papers. Alternatively, you can call Sheriff or police (though dont expect them to do anything), however they can identify those individuals and hand you them their names.
