    Default How to Evict an Adult Child Who is Not Paying Rent

    My question involves landlord-tenant law in the State of Pennsylvania

    My step daughter moved back in here over 2 years ago, after she had a fight with her boyfriend. She is now out of college, and has a job.
    She has never signed a lease and pays no rent, no utilities, etc.
    My wife told her she has till October 1st to get out.
    Do we need to file an evicition notice or what else do we need to do? Thanx

    She's not a tenant.

    But if she is still there after 10/1 you'll have to decide if you just want to change the locks and pack up her stuff and put it by the front door or go to court and evict her officially.

    For the moment, I suggest you wait until 10/1 and see how it goes.

    Although I suggest you put it in writing to her. She might take it more seriously.

    Is there some sort of hostility brewing?
