My question involves landlord-tenant law in the State of: North Carolina

I'm typing up a rental agreement for a property that I'll be renting in a few months (landlord is computer illiterate and not really contract savvy). There is a 2 acre pond in the backyard. The landlord wishes me to add in the contract that I have been cautioned of the potential dangers that exist when living on a property with a pond. I can see how that would be important in case I injured myself in the pond. But, I also don't want to be liable for extraneous factors such as flooding, neighbors hurting themselves (there is no fence around pond), or just having the line be all inclusive of me being liable for everything. Is there a good way to word this in the contract? - Rental is located in NC
