    Default Can a Landlord Terminate Your Lease Instead of Making Repairs

    My question involves landlord-tenant law in the State of: CA

    I have a good relationship with my landlord. Lived in his small house for 10 years. He is offsite.
    I live in an expensive coastal community. He has never raised the rent. It's kind of a don't ask don't tell relationship in my opinion. We (husband in construction) try to take care of everything on our own at no expense to him.

    But alas the toilet is about to fall through the floor! My fear is that our landlord will terminate our lease to fix and renovate the place, raise the rent, and get new tenants. We live in a very desirable location and like I said he has never raised the rent.
    Before I tell him our situation, I want to be sure I am armed with information.
    It is my understanding that he could terminate our lease and give us 60 days to get out, bottom line. Is that basically it?
    Thoughts and advice would be great. Thank you community!

    If you're a month-to-month tenant then, yes, your landlord can increase your rent on sixty days notice or give you a sixty day notice to quit.

    It might just be prudent if hubby is in construction trades to gather some talent and get it fixed w/o any comments ....

    Not sure what you are looking to learn here.

    Compare your rent to the amount of rent charged for similar homes in your area

    If your rent is substantially below market, then your choice should be obvious.

    I'm sure that your landlord won't care if you fix the floor and toilet properly and never tell him you did it.
