I don't have a legal background, so it isn't clear to me how to effectively search for this information, but with a little focus I should be able to solve this problem. What is a website or database that might be a good start?
I will try to objectively describe the situation at hand.
The person in question has lived on the property for ~7 years, using the house for little more than bathrooms and showers. Most of his time is spent not in the house but in a structure that he built for himself in backwoods on the property. He has never payed rent or contributed to household expenses and is unwelcome. What else ... he receives mail at the address, keeps spare clothing and other personal items in a side room of the house.
I assume that in most states this would be enough to consider him a tenant at will, but I wanted to find out how PA law would treat this situation. If the owner of the property called police and said they didn't want him there, would he likely be treated as a guest or a tenant?
