    Default Served 3-Day Notice to Perform Covenant for Something I Didn't Do

    My question involves landlord-tenant law in the State of: California

    Today I was served a 3-day "Notice to Perform Covenant". It says the issue is "Disturbance - Resident Complaint - Smoking". The section of the lease they quote actually just mentions: firearms, prostitution, gang activity, violence, drugs.

    I do not smoke, live with no one, have not had anyone at my apt in months. I have nothing to do with smoking of any kind. I have not in any way been involved in the things mentioned in this document.

    What do I do? Call them? How do I "perform a covenant"? Should I speak to a lawyer?

    Yeah, call them.

    Can't imagine why you haven't done that first, since you don't smoke and live alone.

    OK it was late here when I got it. Will call tomorrow. It seems like such a dead serious notice I wasn't sure if I should prepare for anything before calling.

    I will update thread tomorrow if need be. Thanks
