My question involves an eviction in the state of: California

Thank you for taking the time to read this. I'm having trouble finding the exact information for California, and I'm getting conflicting information that's non-specific to California.

SWIM was evicted for non-payment of rent. She wanted to work it out with the landlord/property management company, but to no avail. Disappointing, but understandable, she says. She's now being charged an extra month's rent for "early termination," which is $2,300.

SWIM wants to know if this is a legal charge, since it was the landlord who initiated the early termination of the lease. SWIM knows she violated the lease by not paying it, but she worked hard to work something out, and she had no intention of "breaking" the lease in the sense she wanted to move out early. This all took place in the 3rd month of her second lease agreement with the property. Some of the info I read on the subject said since the landlord filed for the eviction, early termination doesn't apply, but that was for another state.

SWIM also wants to know, if she is required to pay this amount, is she required to pay the full amount if new tenants moved into her former residence before the end of the next month?

Beyond that, I don't know what the lease says or when the new tenants moved in, but I know it was under a month. What should I tell SWIM?
