My question involves landlord-tenant law in the State of: Tennessee

In June of this year an HVAC Specialist came to my rental property and serviced my HVAC system for a bi-annual service. Three weeks after he left I went down to my basement and noticed the HVAC system had a small puddle forming around it. I took a Shop-Vac and cleaned up the water, then cleaned the PCV condensation reroute tube and have not saw water since.

Fast forwarding to now, in December, the HVAC Specialist has contacted me again for a service for the final bi-annual service of this year. He has no-showed two of the three appointments that he has set with me, and the third appointment is in about 45 minutes.

This morning I went downstairs to grab something out of my basement again (No one goes into my basement, it's an area to keep storage). I noticed mold forming on the walls. I went to the realty agency and reported the mold and she informed me that once the HVAC Specialist notices the mold today he will officially report it to the realty agency.

Is there any way I could be found financially liable for this? There is black mold on some walls and brown spotty mold on others around the HVAC unit. I rarely go down into my basement so there is no way I could have spotted this mold in time.
