Default Late Charges Permitted for a Commercial Lease

I have tried reading through the old posts to find this answer but. ..
What is an excessive amount of late charges for a commercial lease in FL? 10%? 20% 30%? $3000 month lease. Are charges only for base rent or cam etc also?
How do I go about asking for the cam account records. Our LL has been promising maintenance and repairs but they never happen. All this after our cam was increased substantially. Also, if there is unleased space do the current tenants have to cover the cam expenses for the unleased space until it is leased.
    Thanks for your time

Why the hypothetical regarding late charges? Is there an actual figure you are concerned about?

For the rest, what does your lease say?
