    Default Excessive Cleaning Charges Deducted from Security Deposit

    The landlord sent me a breakdown of the charges he's taking out of the security deposit. Some of the charges are ridiculous like $150 to clean the fridge, behind the fridge and the stove. I have reasons to believe the cleaning company is his own company under someone else’s name. For example, he drove the same car on google maps with the (residential)address of the cleaning company to our house when he was doing inspections. Also I’m suspicious that the business license is non-existent for that company. Can they legally use this license on a cleaning company? Also I couldn’t find the license under the business name, which is called “Kings General Cleaning, LLC” Also I found an ad for the business on angies list and the contact name was Susana Rodrigues. I looked up any business licenses under her and I found one, but I don't think the license can be applied to a cleaning company? What do you think?     If you disagree with what was kept from your security deposit, you write what is known as a "demand" letter, demanding what you believe you are fairly owed from your security deposit and giving your former landlord a certain amount of time (say, two weeks after they receive the letter) to return what you believe you are owed.

    If no success, then your next step is to consider a lawsuit for this money. These lawsuits are typically handled through Small Claims court as they involve relatively small amounts of money in dispute. In this case you would provide pictures of the condition of the refrigerator and stove at move out to dispute the claims that these needed cleaning.

    For what it's worth, I hate cleaning refrigerators and especially ranges/ovens that tenants fail to clean before they move (and dirt/grease/frig "crud" is not normal wear and tear) and charge $50 to $75 per appliance to clean these (depending on how much scrubbing I have to do).
