My question involves landlord-tenant law in the State of: MD
Hello,
I recently moved out of room that I had rented. The room was located in the basement of a large single-family home. The landlord has flagrantly violated the "you must return the security deposit and/or list of damages within 45 days'' rule. I pretty much have an open and shut case because when I moved out, I had the landlord sign a document stating that I provided him with money to send all correspondence related to the security deposit via Certified Mail and that such correspondence must be sent by Certified Mail. There is no way he can claim ''I sent it but it got lost in the mail''.
I've already sent the Letter of Demand where I demanded he pay up within 2 weeks or I'll sue for 3 times the deposit amount (this is allowed in MD).
I am a bit confused as to who I'd list as the defendant. This is because the living situation was a bit weird. The father of this family is the property owner but had nothing to do with the leasing. The son handled all the leasing and documentation. I'm not sure who I'd file suit against. The father actually owns the room that was leased but the son fulfilled the role of "landlord".
Any help would be much appreciated!

P.S. if it's any help, I did take photos before moving in and moving out. The carpets were far cleaner after I moved out. Furthermore, I painted the room (with the landlord's consent) to cover up the graffiti on the walls (yes, there was f**king graffiti).
