And if you were my tenant, I'd be doing everything in my power (which is Rather Great) to make sure you'd be out on your ass, legally, and I'd be telling every landlord and his dog about "The Troubles With Sparrow".
But...but...but! He has RIGHTS! He can SO remain in someone else's property against their will! He has RESEARCHED for HOURS!

I go sit in court a couple hours a month and just listen to whatever's on the docket. I've sat in on a few holdover cases, the tenants have never won. None of them were arrogant enough to think they could forcibly deprive the landlord of his property, though. They were just ignorant of how month to month tenancies and lease expirations work. Judge Franks would have a field day with this one - she's so exquisitely polite about calling people numbskulls.

(Sigh) If Sparrow49 had any common sense instead of mistaking themselves for some sort of Perry Mason (I know; I'm dating myself) their argument to the court would be that they were not adequate notified regarding the 30 day WRITTEN notice not to renew their yearly lease.
Of course, that won't get him another year's lease. The court will just tell the landlord "Hey, doofus, do it right.", then he'll get a proper 30 notice and STILL have to move.
