    Does your lease with the property owner allow you to sub-lease? Did your sub-tenant give you notice in writing of the intention to move? I gather that your sub-tenant has not paid June's rent.     Be aware that your sub-tenant may respond to the 3 day notice by paying the rent and continuing the tenancy. This will be awkward if the new sub-tenant expects to move in before the old one moves out.
