Actually, better that tenants be out before you even write the purchase contract.
Also beware of buying property from "friends." Make sure you treat this the same as a business deal that you would make with strangers. Do your homework. Don't rely on what the friends "say" without verifying it.
Buying from friends is a good way to get screwed and stuck with a bad deal while the friends head down the road with the money.
Can't tell you how many hundreds of posts I've read where deals like this went south and the posts begin with "I trusted.".
Be very careful.
