My question involves landlord-tenant law in the State of California.
Hey all, so long story short, I have a roommate I dislike who loses everything on a routine basis: his wallet, his debit card, and (relevant to my question) one of his keys.
Our apartment has 2 locks on it, and we've been kind enough to lock only the lock he has the key for (he lost the other one). However, my patience is running thin with him and this has come to a war with him as it's "none of his business" when it comes to things that really drive me and my roommate nuts (ie sleeping in the living room and not his room, being months late with paying internet, etc.). I've confronted him, told him nicely, nothing was accomplished there. Not saying I'd for sure do this but if things get really bad and he starts firing some passive aggression (which he has admitted that he is passive aggressive) my way, I might one day "accidentally" lock both locks to my apartment. Would that really be considered be the same as locking out a roommate or illegal as I am really "worried" about my safety of my apartment? Of course if he calls me and asks to open the door I'll be "on my way", but he might have trouble doing that since he lost his phone too. Sorry I'm bitter.
I am renting out an apartment with 2 others, one I like and the other I dislike. Me and the not-hated roommate are the only ones on the lease and we were smart enough to get this roommate we both dislike not on the lease (my gut intuition) and he is considered an "occupant". Not sure what that specifically entails but he has less authority than if he was on the lease. Fortunately he is planning to move out soon so there will be some sort of solution eventually.
