    Default Landlord Won't Fix Defects in Trailer

    My question involves landlord-tenant law in the State of: New Jersey

    Hello, under a year ago my In Laws Purchased a Trailer in Wayne New Jersey & allowed my husband, son, & I to move into the trailer with the condition that we pay the maintenance fee to the Trailer Park on time monthly. We had a verbal agreement that as long as we paid the maintenance fee every month they would Maintain the trailer. Over the past year our central heat has broken down & now our roof is blowing off & they have refused to fix the problems. Maintenance men have come here & told us they couldn't do anything to fix any of the problems on our own since we do not own the property. My in laws have flat out refused to fix any of the issues. Do I have any legal rights to make them repair these problems?

    Normally you would, because NJ has "repair and deduct" laws. But since you live there rent free you have nothing to deduct from. Although I suppose you can deduct from the maintenance fee that you pay the park. Then the park people will probably file eviction against the owner.

    My advice: Rather than try to turn your husband against his parents why don't you just find yourself another place to live and stop relying on family, which is the best way to get screwed.
