My question involves real estate located in the State of: Virginia

I bought my own first place, a trailer in a Mobile Home Community. Had the Bill of Sale notarized, paid the agreed amount, and my mistake was not looking at the title closely. Went to DMV to have it put in my name and come to find out the seller got the trailer and title from his aunt, never put it in his name and wrote my name and date of purchase over his information. Of course DMV didn't accept that.

Tracked the aunt down to see if she can get a replacement title so everything can be done the right and legal way. She was willing to do that, only had to track her nephew down so he could sign an affidavit that he was the owner for a set period of time, because the aunt didn't want to pay any probably back taxes.

Now I am at a point where the seller (who wasn't the seller since he never put the trailer in his name but I didn't know that) doesn't want to sign the affidavit and the aunt now says she rather has the county take the trailer than pay the back taxes and fines, which amounts to a total of $3,600 right now. Of course she can take her nephew to court but she [quote]"doesn't want to do that since he is family..."[unquote].

Are there any legal steps I can take?
