    Default Can You Evict a Tenant to Facilitate the Sale of Your Property

    My question involves an eviction in the state of: New Jersey

    If a homeowner wants to sell her home to the State because it is in a flood-prone area, but the closing is contingent on the property being vacant, is there a special cause of action under the NJ Anti-Eviction Act that would allow me to evict the tenant? Otherwise, if tenant has not been in violation of lease terms or law, is homeowner "stuck" with the tenant and unable to convey the property without waiting 18 months to "retire" the property permanently?

    You defined the lease terms, and you chose to sign the lease, so you're "stuck".

    You can offer to buy your tenant out.
