My question involves an eviction in the state of: Michigan

Hello in the operation of a business I chose to make a verbal agreement with a motel owner that rented nightly, and weekly room which are furnished with a small kitchenette to use as a location closer to my largest customer base. I've been paying in advance by the month for years, and there has seldom been an issue. There have been slight increases in monthly rent but not substantial and I also installed landlines, and wifi, at my cost, and have business licenses at the location - however the owner recently sold the property on terms and the new owner told me they wanted a substantial increase in rent.

Because of my licensees and expense to relocated and reapply - it would be a challenge and I consider it nothing less than extortion since they know how difficult it would be to relocate. I understand they own the property but what rights do i have? (To give you an idea of how these knuckleheads think - we were recently hit with an ice storm that left the property without power and they left to another city and put a note on the door saying they were closed but screwed those that had already prepaid leaving them in the dark, the cold of teen temperatures, and no way to cook if they had electric stoves, and no water - I ran a generator for few days and powered as many as I could and when the owners returned they said they wouldn't reimburse anything spent to help them out and that's when they said they wanted to increase my rent - go figure. No good deed goes unpunished)

Because I pay monthly do they have to file with the courts for eviction if it's a motel? (I can afford the rent increase by passing the cost on to my customers in the short term but because they left a 78 y/o lady with cancer and another unit with a single mom with 3 kids, and others, in the dark and cold literally on Christmas eve and Christmas day - they're not people I plan to continue to do business with much longer anyway) Please only answer if you have direct knowledge and not a guess and thank for stopping by.
