    Default Will an Eviction Go Onto My Credit History

    This is for the state of Florida. My question is regarding a potential eviction, here is the chain of event that transpired:
    1) Moved in beginner of Sept 2012 into a unit that is under foreclosure. Wanted to sign a one year lease, end up going month by month per landlord’s request.

    2) My land lord works as a realtor on the side and she lives 1hr away. Each time she would send me an old lease with dates crossed out and her initial and signature by email, I would initial and sign it, then I would forward it to the condo association.

    3) Court date for foreclosure was on Sept 13 , 2013. Sale date Mar 2014.

    4) In the beginning of Sept, we both agreed and signed a 3 month lease at previous agreed upon amount till Nov 30, 2013. which I forwarded to the condo association as well

    5) On Oct 2, 2013, she sent me a notice to increase my rent more than 30% starting Nov 01, 2013. If I don’t agree paying, then I have 30 day to move out. On Oct 13, 2013, she texted me that she has a new tenant for Nov, I need to move out by Oct 30, 2013. I already paid her Oct rent.

    6) On Oct 15, 2013, she posted a 15 day notice to move out for “holding over” of her property, ( I paid her rent on time each month except one month.) If I don’t, she will have her attorney file eviction again me. According to her and her attorney, there will be an eviction on my record which in turn will ruin my credit and I will have a hard time to rent again.

    I had a realtor took a look at the Sept to Nov lease we signed; she said it may not be valid. As the only place with both our signature is where it says if renter does not give 2 month notice, the renter will be responsible for 2 month of rent. I don’t know if my landlord knew what she was doing when she drew up the lease to send it to me to sign. I trusted her as she is a realtor. My main concern is about my credit. I have good credit and plan to buy a home in the near future. Not sure my chances of in the court with her attorney, maybe I should just move... ( I have job offer in a different city, which will not start till early Dec, I really don’t want to move twice if I could). I assume that if there is judgment again me, then It will show up on my record. What if it gets dismissed? Will it still show up on my record/credit report so I will have a hard time to rent later on?

    Basically, only a judgment will show up on your credit report.

    If the case gets dismissed without going to judgment, it won't.

    What about which ever system landlord use to screen tenants? Would it show up there if the case gets dismissed as there was a eviction filed against me?
