My question involves landlord-tenant law in the State of: Colorado
Hello,
I am on a one year lease signed with another person and she wants to move out. After talking to the landlord they have said that they can not split the lease so my understanding is that the only way for her to stop paying rent is to break the lease for both of us. I have a couple questions regarding this:
Is it possible for her to break the lease without my consent?
If she moves out without any agreement between her and the landlord is she still liable for half of the rent due for the remainder of the lease term?
If the above happens, I am still liable for the entirety of rent due. Can I pursue this in small claims court to recover her share of the rent I would be paying to the landlord?
What action should I take to ensure that any preceding leave me in good standing with the landlord?
