    Default Served With Three Pay Notice After Requesting Repairs

    My question involves an eviction in the state of: California
    I have been given a three day or pay to quit by my landlord on my front door ,after I told him I want him to repair the problems in my the rental unit, I was injured walking to the bathroom before work and tripped in the winding gap in the kitchen floor ,its getting bigger .Other repairs that need to be handled are celling fan and sometimes the light switches shock me , exposed plumbing with mold under the sink and exposed intirer plubing in the back that leaves a hole u can see into the bathroom through. soft walls reel soft walls carpets were torn but I fixed ,there is only one window in the living room and it does not open and has a big crack in it,the metal screen door has these rips or torn that in it. I have scratched myself on. Just to name a few. I will attach some picks of the floor and exposed plumbing. I haven't been able to go to work because of the fll that happened to me in the kitchen. I work for cash and am in concrete work I don't know what to do please help.

    P.S he also is charging me a outrageous electric bill

    I am going to assume you are withholding rent until the landlord addresses these repair requests, correct?

    If so, it is VERY important that you have carefully followed some very specific steps before you take this route. Failure to do so may likely end in your eviction.

    I have notified him verbally And through the mail. He sent it back with the pay or quit. I have written dow all the times I have talk to him and I only have a witness to the phone calls and or me going to landlords house to notifiy them as well.He knew what the rental condition was in anyways befor he rented to me,i am really concenrned about how I hurt my self on his property isn't that negligence ? I cant work atm because of it

    You have to be extra careful and cover ALL your bases before you consider something as drastic as withholding your rent.

    I am having the building inspector inspect the premises but it wont be until next week . do I have grounds for a continuance with the judge ."during the evection process.Also do I have grounds for suiet on the fact that I hurt myself on his property cant work at the moment also the unit was far worse when I moved in an after I gave him a deposite I told him ill do the repairs so I painted and fixed some of the holes and rerouted the kitchen and stuff .shouldn't I get that back ?

    You can certainly ask the court.

    Maybe but frankly, from your postings I'm not certain you can tackle this yourself.

    Did you two come to any agreement regarding rent reduction or some other financial compensation for you doing this work BEFORE you began tackling it?
