My question involves landlord-tenant law in the State of: California

Forgive me for not consulting an attorney at this time, we are a little tight on cash. But it's a simple
situation and question.

• I rented a house to my tenants and they were recently 7 weeks late on their rent. The lease is 1 year
and we are only in month 3.

• I served them a 3 day notice last week, and they paid up in full by the 3rd day, so everything is good.

Now my question: To avoid this from happening again is there any way to evict them after going through
such a stressful time without having the rent for almost 2 months late?

Or am I stuck with them for the 1 year no matter how many months they put me through this same situation
by not paying until they are served a 3-day pay or quit notice???
