    Unhappy Breaking A Lease Before Moving In

    State: Michigan

    On Sept. 22, 2006 I signed my rental agreement for the term of Nov. 1, 2006 to Nov. 15, 2007. I paid $200 upon signing for the landlord to hold the property, which is also a portion of my $1020 security deposit.

    In the meantime I decided not to rent but to search for a house to purchase. I called my future landlord and told her about my decision, expecting to lose only my $200.

    My landlord informed me that I would be responsible for the rent until she found another tenant.

    Question 1: Since the term of the lease hasn't started and I haven't moved in yet, am I still responsible for the rent until a tenant is found?

    Question 2: Do I have to pay the remainder of my security deposit?

    Any other thoughts regarding my issue would be helpfull.

    You signed a lease. You're bound by that contract.

    Not paying the security deposit could be deemed a violation of the lease, subjecting you to "eviction" and efforts to collect your debt.
