My question involves landlord-tenant law in the State of: California

I am 7 months into a 12-month lease, and I want to leave for job and personal reasons. I have done a lot of reading about California tenant law, and the idea of uninhabitable conditions. I'm wondering if I can successfully end my lease by using some of these issues to negotiate with the landlord.

I.e.:
-I have a window missing a screen. The landlord said they'd fix it, we went back and forth on it, my cat even fell out of the window at one point! But one day she just took away the screen and hasn't said anything about it since. I did ask her to fix it, but never 'formally.'

-I have very loud neighbors and call the cops constantly.

Both of those issues are listed under the CA law as possible uninhabitable issues. My landlord also knows I want to leave. She claimed to be advertising the unit but when I saw no action come from this after several weeks, I advertised it myself online. I have several people interested.

I guess my question is, how do I go about using these things to approach the landlord in a legal and hopefully non-confrontational way? Would you recommend getting a lawyer to help me? Can I do it myself with the proper paperwork?
