Dispute with Partner Over Compensation for Exclusive Use of Co-Owned Property

dispute with my partner 2 deeds
deed 1 i own 100% frontage on the street. deed 2 50% ownership that had only the 5 feet frontage for a exit door.
deed 2 is using 15 feet of frontage of deed 1 to gain access to the street.

i was away for a couple of years due to health problems. he is using whole of deed 2 as a furniture showroom and gaining access from deed1.

hes offering me 1/8 of the value of the rental value of deed 2 and nothing for deed 1..

can i kick him out. for having 100% of deed 1. to block his access to the street. also can i sue for last years rent for deed 2.

You probably can't just "kick him out" since there are co-ownership issues.
