My question involves landlord-tenant law in the State of: New York
My friend lives in a rent-stabilized apartment in NYC. Her roommate, with whom she signed the lease, is an alcoholic and has recently (in the last few months) begun treating her very badly (not physically, but is frequently emotionally or verbally violent).
She now wants to leave, but when she asked her landlord (whom she describes as "very technical") to let her out of the lease, she told her that she would only let her break the lease if both roommates move out. She also told her that she cannot sublet her share of the apartment. She has so far been unsuccessful in convincing her roommate to leave.
What are her legal options? She told her landlord about the roommate treatment, but it obviously failed to convince her to let her leave. My friend's goal is to leave the apartment without having to pay the rest of her lease (which expires in July of 2014). Any help is appreciated!
