That's probably not true unless the lease itself specifies that the terms and conditions of the lease survive expiration.

Read the lease.

Does it say that?

It not, then the lease ceases to exist once it expires and the month to month unwritten agreement is between the landlord and whoever the landlord accepts rent from.

There is no "try", there is only do or not do.

The TN landlord tenant statute:

66-28-512. Termination of periodic tenancy Holdover remedies.

(b) The landlord or the tenant may terminate a month-to-month tenancy by a written notice given to the other at least thirty (30) days prior to the periodic rental date specified in the notice.

That means she can give written notice now to be out April 30.

And she has to do is just put it on the manager's desk and tell him he's full of baloney. Make sure she has a witness to the delivery, perhaps take a dated photo of her doing it.

If I'm right about the lease no longer existing, she doesn't have to do anything about that.
