I'm in Wake County in North Carolina and I have a tenant renting a room in my home. He moved in under the agreement that he'd be renting for the summer, and would be paying his full rent upfront ($2750). It's been a about 6 weeks and I havent received his rent. In addition, due to his negligence, caused water to flood the bathroom and bedroom he occupied. This in turn means that the carpet had to be replaced and the plumbing fixed. He indicated that I would receive payment for that but I haven't seen a dime of that yet. I've informed him that I wish for him to move out. He's avoiding me by staying gone all day/ all night. Do I legally have the right to eject him from the premises without going through court first? Our agreement was verbal, and witnessed by the other tenant in the house. What do I do? Change the locks?
