I prefer a year lease so I don't have to go out every 6 months looking for a new roommate (essentially I find people who want to stay longer). I live with these roommates and I don't want a revolving door through my house. It takes a lot of energy to find a tenant, plus it takes 2 months to find a tenant, so I'd be shooting myself in the foot for doing allowing a one month notice. And if people leave in the off season months, like Jan, feb, march, it can take up to 3 months to find a tenant (I'm not located in the most convenient location). At minimum I have accepted a 3 months lease. This change with LandLord breaking the lease, is unexpected and therefore unable to really plan for this. But with the new set of tenants, I'd like to put in a LandLord clause that seems reasonable.
