My question involves landlord-tenant law in the State of: Pennsylvania.
From day one I have had problems with this landlord. I do not believe there is even a true landlord, I was told there are multiple people that own it. Anyways, when I moved in one of the rooms that I was renting was not cleaned and I had to clean it myself. Carpets were stained and walks have dark black marks on them and the communal shower drain was broken. I complained many times and it took over a month for them to fix the drain. Neighbors were extremely loud, kept me up all night with loud drunken conversations and loud t.v. The neighbor also smoked in his room (non-smoking facility) and signs are posted everywhere. Tenants on the same floor also used illegal drugs and the smell filled the whole floor. Fire alarm gets set off when people use the communal kitchen and for other simple reasons, but the alarm is not hooked up to fire department and no one is there to shut the alarm off. Tenants have literally broken into the utility closet to shut off fire alarm. Doors posted that they are alarmed, but no alarm goes off when opened. People walk through them all night long and you have no clue who is coming in them. Eventually, there was so much going on that I could not deal with it and I asked to be moved to a different room. So I was moved to another room and it is slightly better.
I am currently pregnant and due very soon. There is not enough space for me and my baby, and personally I do not feel it is safe.
I noticed that on my original lease from the first room I was in, that they did not put and ending lease date. And they do not specify which semester I have signed for. It says Lease starts 8/25/12 and ends BLANK. Rent is $3,000/ semester. Then written next to it is Fall/Spring. On the second lease that I signed, for the new room, it states the start date as 10/11/12 and ends 12/31/12. Rent $3,000/semester, next that is says paid in full. So was the original lease valid and am I legally terminated of my lease since the second lease ended 12/31/12. Also, there are no signatures by the landlord on either lease. I do not want to be legally responsible for this apartment and I do not feel I should have to pay anything. I have not yet notified them of termination, because I want to make sure that I am not liable and the contracts are not valid.
I desperately need legal advice.
