    Default Tenant Eviction Rights in Pennsylvania

    We are in the 3rd year of our lease (which clearly states it begins May 1st and self-renews for one year every year). Our landlord delivered a letter saying he was terminating the lease and evicting us August 31st. 1 sentence, no reason was goven, and when asked, he said 'it's all in the letter'.

    Isn't he required to inform us as to why and discuss options with us, or can he just boot us out at his will?

    Default Lease

    If the termination of tenancy occurs at the conclusion of the lease, he doesn't have to explain why he is not renewing. If the landlord is seeking to break the lease, he needs a legally vaid basis for breaking the lease. He would have to inform you of that basis in the event that he serves you with a formal notice to quit, as a prelude to eviction proceedings.

    thank you. we're seeing an attorney in the next few days. this may not be a legal eviction.

    one more question, and this may be answered by the atty, but...

    if this turns out to be an 'illegal' eviction, can he turn around in a few days and re-evict us?

    Default Breaking Lease

    The answer remains the same: If the landlord is seeking to break the lease, he needs a legally vaid basis for breaking the lease.
