    Default Florida Rental Agreements and Late Fees

    My question involves landlord-tenant law in the State of: Florida

    Hi. I have had a verbal residential rental agreement with two tenants for the past 12 months. I now want a written lease agreement. I also want to include late fees, as one of the two tenants is consistently late paying her rent. Is there an agreement somewhere electronically to access for Florida that will carry weight if it comes to arbitration or court, or do I need to go through a lawyer or property management company?

    You can purchase standard form leases from any number of sources, including office supply stores. You can find "free" lease forms online. You will want to look for a form lease specific to your state. I can't promise that any of them will be perfect.
