    Default Commercial Lease with Open Permits

    My question involves business law in the state of: miami, FL

    I got into a lease with open permits that were from the past tenant. Who takes care of the bill, me or the landlord?

    I know which permits need to be closed. I've been in the space since Feb. of this year. I'm paying 3600 a month and i have spoken to the building manager and he says "whatever is in the unit is your responsibility". There are even code violations on the threshold of the door (that he knows about that is suppose to be "their responsibility" but they haven't even fixed it. I've been trying to close the permits myself but i'm running out of money and they're already giving me eviction warning notices (that they post on my door so everyone that passes by sees it) 3 days after 1 missed payment. I'm at a loss and i feel like i'm about to lose everything. Even if i go to a lawyer i wont have any money to pay for services.

    Read your lease. Normally a commercial lease gives you the box - walls, ceiling and floor - with you being responsible for everything inside. Even the exterior door may be your responsibility if it's not shared with other tenants.
