My question involves landlord-tenant law in the State of: IL
I had a lease agreement that ended on Jan 31, 2012. I continued to live in the home and pay rent each month until July 31. My lease did not state that I had to give ANY notice to the landlord upon moving out after my initial term. I did not owe any rent to the owner and returned keys on Aug 1. My lease stated that withing 30 days of moving out the landlord was supposed to provide me with a statement explaining any deductions of my security deposit along with a check for any remainders. After 45 days I had not received anything so I sent a certified letter to the owner with a copy of the signed lease & copies of my rent receipts for the entire time I lived in the home. I asked that my deposit be returned to me within ten days of receipt of the letter.
In response the owner sent me a bill for $2,000 dollars. Stating I was required to give notice and that because I had failed to give notice she was charging me two months rent. She also charged me astronomical prices for switchplate covers she said I had damaged and $100 for a broken door knob I had requested to be fixed multiple times. There was nothing in my lease saying I had to give any type of notice to move out, and the lease stated she had 30 days to send me any supposed charges with regard to my deposit. The date of the letter was 47 days after my keys were turned in.
I was a very good tenant. Always paid my rent on time and feel I am owed my security deposit. Am I bound to any other "laws" rules or regulations other than what I signed in my lease?
