    Cool How to Evict the Former Owner of a Home You Purchased

    My question involves an eviction in the state of: California

    I bought a house from someone who purchased it through a short sale and the short sale seller won't vacate. They didn't make mortgage payments for quite a while, then sold it to someone whom they knew and did not pay rent for 2 years and I have now inherited the problem. My question is can I serve them with a 3 day notice to vacate as is used in a foreclosure eviction, as they are not "bonifide tenants?

    I'm not going to try to guess whether or not they have a plausible claim of tenancy, but if in fact they are trespassers they don't have to receive 30-60 days notice as "tenants"
