    Default Carpet Cleaning at Tenant's Request

    My question involves landlord-tenant law in the State of: Colorado

    I am new to being a landlord, approximately 11 months. I rented my home prior to me living there for approximately 6 months with my 2 dogs. After moving out I, personally, shampooed the carpets - they were not professionally cleaned. The house was in immaculate condition when I left and have the pictures to prove it if necessary. The tenants who moved in knew of both my dogs living there before signing their 2 year lease.

    Fast forward 1 year and the wife has become pregnant. She had gone to her doctor and the doctor feels that there are some allergens in the house which are causing her some respiratory distress and had recommended that the carpets, and ducts, be professionally cleaned. Am I financially responsible for having these items cleaned? Thanks!

    Probably not, but not having the carpets professionally cleaned may be an issue under tenant/landlord law in your locale...laws vary. Then, on a purely practical level, if these are good tenants that you hope will stay, and stay beyond the original lease, there could be some financial value to you in having that done on your dime.

    Clearly if the doctor feels that there are allergans in the home that are having a negative effect on her pregnancy and you don't respond to that then they will likely leave...and then you will likely end up with a court battle on your hands regarding the lease/security deposit etc. Even if you end up being the winner collecting from them could be difficult.

    Again, my guess is that technically you are not liable for any of that unless professional carpet cleaning is part of local ordinances for landlords...or unless you rented a home with existing mold whether you knew about it or not. However, from a purely practical perspective you do need to weigh out the pros and cons of the situation. In other words, what will cost you less in the long run.

    A tenant's (at this point theoretical) hypersensitivity to (possible) allergens is not the type of issue that would ordinarily require the landlord to engage in special cleaning or repair.

    Yes, there is a trade-off between performing the repairs and potentially losing a tenant.
